Turf Replacement Landscape Plan Project Address: 4137 Teresa Street Oceanside, CA 92056 Project Overview The purpose of this project is to replace the existing irrigated turf in the front yard with a drought-tolerant, water-efficient landscape that reduces outdoor water use, minimizes maintenance, and improves the property's curb appeal. The proposed landscape is designed to support long-term water conservation while creating an attractive and sustainable front yard. Scope of Work The project will include the following improvements: Removal and disposal of all existing front yard turf. Removal or modification of the existing overhead irrigation system. Installation of a water-efficient drip irrigation system for all new plantings. Construction of a decorative dry river bed to capture and direct stormwater runoff while providing a visual focal point. Installation of fifteen (15) drought-tolerant, California-friendly plants selected for their low water requirements and suitability for the Southern California climate. Installation of decorative rock and a minimum three-inch layer of mulch around all planting areas to improve moisture retention, suppress weeds, and reduce evaporation. Grading and soil preparation as necessary to ensure proper drainage and healthy plant establishment. Landscape Design The new landscape will feature a clean, modern design consisting of drought-tolerant shrubs, ornamental grasses, succulents, and accent plants arranged around a decorative dry river bed. Decorative rock and mulch will be used throughout the planting areas to provide a finished appearance while reducing maintenance requirements. The dry river bed will function as both a landscape feature and a stormwater management element by slowing and directing rainfall to promote infiltration into the soil. Irrigation A high-efficiency drip irrigation system will be installed to provide water directly to the root zones of all plants. The system will be designed to minimize runoff and overspray while promoting efficient water use. Existing spray heads serving the turf area will be removed or permanently capped. Water Conservation Benefits Upon completion, the project is expected to: Significantly reduce outdoor water consumption. Eliminate the need for regular lawn mowing and fertilization. Lower long-term landscape maintenance costs. Improve stormwater management through increased infiltration. Enhance the appearance and value of the property. Provide a sustainable landscape that is appropriate for the local climate. Long-Term Maintenance The landscape will be maintained through periodic pruning, weed control, mulch replenishment, and routine inspection of the drip irrigation system. Once established, the selected plants will require minimal supplemental irrigation and ongoing maintenance. Project Outcome The completed project will transform the existing turf into a sustainable, drought-tolerant landscape featuring a decorative dry river bed and fifteen (15) California-friendly plants.
